Nitrates are always going to be present in a cycled tank. They are far less dangerous than ammonia or nitrite. Keep doing the water changes based on the ammonia and nitrite.
You might have misread the nitrate as 40, but was actually 80... Just keeping doing water changes as needed and don't worry as much about the nitrate. It will always be there... (And that's a good thing, because that means that you are nearly cycled.)
