Bubble nest is abother debate in the betta community.
Not all males doit. Sure it is a sign that the male is healthy and frisky. But some members have told of their female building them. And even stranger still there have been stories of the male breeding and not building a nest.
True it is a good indicator , but not the be all end all. With my limited knowledge of Bettas they each have their own personality and all have different ways. Pretty much what you listed is a good rule of thumb to follow. The main thing is water quality and all will be well. A good list you have there
