In my 400l...when i get it i want to have a few bns along with 6-12 corys and a few ottos. My question is how many are recomended as the minimum? I want quite a small number so i dont have to worry about setting up dozens of caves. Is one male and two females right or would more be better/worse?

3 will be fine, 1 male and 2 females will mean plenty of fry! Even 1 on it's own is fine.

Do BNs breed readily in the community aquarium do they? without the need to temporarily alter the PH/hardness to induce spawning (which is what ive found is the case with most of my fish)

If so im excited about that, how much do BNs fetch once at a sellable age?

They usually breed quite readily as long as angels or something don't eat the fry. Depends where you are to how much you could sell them for. In NZ the browns sell privately for about $5 for 10 fish.

I've found water changes usually trigger spawning and mine always bred happily in the community, here in UK they sell for anything from £1-£3 each depending on size really. I used to get about 50-100 per brood and swapped them at LFS for credit/other fish/supplies.
